Design Science provides building design services across Toowoomba, the Darling Downs, and surrounding regional areas. I’m David Steadman — a QBCC Licensed Builder and Licensed Building Designer. That dual qualification means your acreage home, renovation, or rural property is designed by someone who understands construction from the ground up, not just from behind a computer screen.
I already work with clients across the Darling Downs, including projects in the Southern Downs region. Toowoomba is a natural part of our service area, and I’m regularly in the region for site visits and project meetings.

Building on acreage or in a regional town is fundamentally different from suburban construction. The sites are bigger, more exposed, and often more complex. Supply chains are longer. Trades travel further. Access can be challenging. And mistakes are expensive to fix when the nearest hardware store is 45 minutes away.
Most building designers work in suburban environments. They draw houses for flat, serviced lots with straightforward access. They haven’t dealt with the realities of a 50-acre property on the Range — steep terrain, bushfire management, long service runs, on-site water storage, and septic systems.
I spent over a decade as a licensed builder before becoming a building designer. I’ve built on sites like these. I understand the logistics, the costs, and the construction methodology that rural and regional building demands.
Construction-ready documentation: For regional projects, this is critical. When your builder is travelling to site, the plans need to be right. Every detail, every specification, every dimension. Plans that generate questions and variations cost you money — mine are designed to minimise both.
3D digital modelling: Regional clients can’t pop into the office every week. Every project includes full 3D walkthroughs shared digitally — you see your home from every angle, make decisions confidently, and reduce the need for in-person meetings.
Cost-conscious design: I know what things cost because I’ve built them. For regional projects where transport and logistics add to the bottom line, designing efficiently isn’t just nice to have — it’s essential.
Toowoomba is Queensland’s largest inland city, with a regional population of approximately 175,000 and growth forecast to reach over 200,000 by 2036. It’s a region being transformed by major infrastructure investment.
The $15.8 billion Inland Rail project — the Melbourne to Brisbane freight line — includes an intermodal terminal at Gowrie, just west of Toowoomba. This is the single largest infrastructure investment in regional Australia, and it’s reshaping the Toowoomba economy. Logistics, warehousing, and support industries are growing, bringing jobs and new residents to the region.
Wellcamp Airport and the Toowoomba Enterprise Hub are positioning the city as a major logistics and industrial centre. The Toowoomba Second Range Crossing ($1.6 billion), completed in 2019, dramatically improved connectivity between Toowoomba and South East Queensland — making it practical to live in Toowoomba and access the coastal cities.
Property prices tell the story. Median house prices sit around $520,000 — significantly more affordable than Brisbane or the Gold Coast. For families and tree-changers looking for space, value, and lifestyle, Toowoomba delivers what the coast can’t.
Highfields is one of Queensland’s fastest-growing suburbs, with population doubling in the past 15 years. New housing estates are being developed across Highfields, Kleinton, and Westbrook, creating demand for quality building design services.
Building approvals across the Toowoomba region exceed $400 million annually — and growing.
This is where regional design demands something different. Large lot and acreage homes need to work with the land — orientation for views and solar access, wind protection, practical circulation for rural living, and integration of sheds, outbuildings, and farm infrastructure. I design homes that belong on their sites, not suburban houses dropped onto big blocks.

Toowoomba has a rich stock of heritage and character homes — Queenslanders, federation-era homes, and postwar builds. Many are structurally excellent but functionally outdated. I design renovations that respect the original character while delivering modern living, with documentation that accounts for existing structure and construction realities.

Toowoomba sits at 700 metres elevation. Winters bring regular frosts and temperatures well below zero. Summers are hot. This climate range demands genuine energy-efficient design — not the token gestures that pass in subtropical coastal areas. Passive solar principles, high-performance insulation, thermal mass, and smart glazing strategies are essential here. Getting the building envelope right at design stage saves thousands in energy costs over the life of the home.

Extensions, granny flats, garages, carports, and rural outbuildings — all designed with the same level of construction detail as a full home. If it needs building approval, it needs proper plans.

Based on the Gold Coast with regular projects across the Darling Downs — I’m in the region frequently and schedule site visits to coincide with existing work.
Distance is not a barrier to good design. Here’s how the process works for regional clients:
Initial consultation: We can meet by phone, video call, or in person. I’m regularly in the Toowoomba and Darling Downs region for existing projects, and I schedule site visits accordingly.
Site assessment: For detailed projects, I visit the site to understand the land — slope, orientation, access, vegetation, views, and any constraints that affect the design.
3D modelling: Every project is modelled in 3D. You receive virtual walkthroughs of your home — every room, every angle — shared digitally via cloud-based collaboration. This replaces the need for constant in-person meetings and gives regional clients the same design experience as local ones.
Documentation: Construction-ready plans, specifications, and compliance documentation prepared to the same standard as our Gold Coast projects. Your builder receives everything they need to price and build accurately.
Yes. I’m regularly in the Toowoomba and Darling Downs region for existing projects. Site visits are scheduled to coincide with this travel, making the process efficient for regional clients. Initial consultations can also be conducted by phone or video call.
Building design fees typically range from 4–7% of the construction cost, starting from $3,000 for smaller projects. The initial consultation is $280 and includes a thorough assessment of your project. If you proceed, this fee is credited. For a detailed breakdown, see our building designer cost guide.
Absolutely. David’s construction background includes rural and semi-rural builds. I understand the unique challenges of large-lot design — site access, bushfire zones, septic systems, water storage, long service runs, and the logistics of building in locations where supply chains are longer and more complex.
Yes. I prepare all documentation required for Toowoomba Regional Council building and development applications — site plans, floor plans, elevations, sections, specifications, energy efficiency reports, and any specialist reports required by applicable overlays.
Whether you’re planning an acreage home, renovating a character property in Toowoomba, or building in the growth corridors around Highfields, I’d welcome the opportunity to discuss your project.
The initial consultation is $280 and includes an honest assessment of your project scope, likely costs, and the best path forward. If you proceed to design, the consultation fee is credited to your project.
