Renovations and extensions: $4,000 – $15,000+ depending on the scope. A simple rear extension will cost less than a full home reconfiguration that involves structural changes.
Granny flats and secondary dwellings: $3,000 – $8,000 for design and documentation, depending on whether it’s a standard design or custom.
Duplexes and townhouses: $15,000 – $35,000+ given the additional complexity of multi-dwelling design, strata requirements, and council compliance.
When you engage a building designer, the fee typically covers several stages of work. Understanding what’s included helps you compare quotes accurately.
Initial consultation and site assessment. This is where your designer visits the site, discusses your brief, and identifies any constraints like flood overlays, bushfire zones, easements, or council-specific requirements.
Concept design. Your designer develops initial floor plans and elevations based on your brief. This is where the big decisions happen — room layout, orientation, flow, and how the home responds to the site.
Development Application (DA) drawings. If your project requires a DA, your designer prepares the full set of drawings and documentation for council submission. On the Gold Coast, this includes site plans, floor plans, elevations, sections, shadow diagrams, and any required reports.
Building Application (BA) documentation. These are the detailed construction drawings that your builder and building certifier need — including structural details, cross-sections, specifications, and compliance documentation.

Here’s something I’ve seen play out dozens of times: a homeowner chooses the cheapest designer, saves $3,000 – $5,000 upfront, then loses $30,000 – $50,000 during construction because the plans weren’t detailed enough, the design wasn’t buildable, or the builder’s quote blew out due to ambiguous documentation.
