If you’re planning a new home, renovation, or extension on the Gold Coast, one of the first questions you’ll face is: should I hire a building designer or an architect? It’s a question I get asked constantly, and the answer might surprise you.

As a Licensed Building Designer and Licensed Builder based in South East Queensland, I’ve spent years working on both sides of this equation. Here’s what you actually need to know — without the industry gatekeeping.

What’s the Difference Between a Building Designer and an Architect?

In Queensland, both building designers and architects can design residential homes. The key differences come down to licensing, scope, and cost.

Architects hold a degree in architecture (typically 5+ years of university), are registered with the Board of Architects of Queensland, and can legally use the protected title “architect.” They’re trained in design theory, large-scale commercial projects, and complex structural concepts.

Building designers are licensed under the Queensland Building and Construction Commission (QBCC). They specialise in residential design — houses, renovations, extensions, duplexes, and townhouses. Many building designers have extensive practical construction experience, which directly translates into more buildable, cost-effective designs.

Which One Do You Need for Your Gold Coast Project?

For the vast majority of residential projects on the Gold Coast — custom homes, knock-down rebuilds, renovations, extensions, granny flats, and duplexes — a building designer is the right choice.

Here’s why:

1. Residential is what we do. Building designers focus entirely on homes. We understand the Gold Coast’s climate, council requirements (both Gold Coast City Council and surrounding regions), bushfire zones, flood overlays, and the specific challenges of building in South East Queensland.

2. Construction knowledge matters. The best residential designs aren’t just beautiful — they’re buildable. A building designer with construction experience knows what works on site, what costs blow out, and how to detail plans that builders can actually price accurately.

4. You still get full council approval. Building designers produce DA (Development Application) drawings, BA (Building Application) documentation, and construction plans that meet all Queensland building codes and Australian Standards.

When Should You Choose an Architect Instead?

Architects are the better choice for large commercial projects, multi-storey developments, or highly complex structural designs where their additional training provides genuine value. If you’re building a shopping centre or a 20-storey apartment tower, you want an architect.

But for a custom home on the Gold Coast? A building designer with the right experience will deliver a better result for your budget.

Construction knowledge. Ask whether your designer has hands-on building experience. Designs that look great on screen but can’t be built affordably are worthless.

Clear communication. Your designer should explain the process, timeline, and costs upfront — no surprises.
